RedSky Capital is a Brooklyn-based firm that owns, operates and develops real estate assets with a focus on value-add opportunities. RedSky strategically targets and invests in burgeoning markets and has established a Brooklyn portfolio in excess of $1.0 billion, making it one of the largest and most successful investors in the borough. RedSky offers its investors a multi-cycle platform built upon a long-term hold strategy that results in the creation of significant value and high compounded returns through optimizing use of existing space and expense reductions. RedSky prides itself on its in-depth ability to operate efficiently and develop real estate after the initial acquisition phase. RedSky expanded into the South Florida market in 2013 and has transacted on over $500.0 million to date in the Design District, Wynwood and West Palm Beach.

RedSky Capital was formed in 2006 and is led by Ben Bernstein and Ben Stokes.  In 2012 RedSky formed a joint venture, RedSky/JZ, with JZ Capital Partners (JZCP) providing access to over $1.0 billion of permanent equity capital.


RedSky’s Investments team manages all aspects of the acquisition process including sourcing, underwriting, structuring and financing. Investment decisions are based on results from extensive quantitative and qualitative analysis, in depth market and demographic research and comprehensive due diligence. The team has long term relationships with all types of lenders, investors, brokers and property owners all contributing to more efficient execution.

Asset Management

RedSky’s Asset Management team has 25+ years of collective experience and is primarily responsible for overseeing the day-to-day operations of RedSky’s Brooklyn and South Florida portfolios including, but not limited to, budget and expense management, lease negotiations and overall execution of the business plan.

Development and Construction Management

RedSky’s expertise as a real estate owner-and-operator includes 30+ years of experience in retail, residential and office development projects. RedSky’s Development and Construction Management team seamlessly manages every step of the development and construction process from program and concept design through final delivery.  The team is skilled at cost budgeting/estimating, material buying, value engineering, contract negotiation, general and sub-contractor supervision and project management.

Property Management

RedSky is an owner and operator with a dedicated Property Management team overseeing the day-to-day activities of all the assets.  A team of highly skilled property management and leasing professionals, working in conjunction with our Asset Managers, ensure that each property is operating efficiently and cost-effectively. Quick responses, thoughtful decisions and strong attention to detail, along with positive working relationships with tenants, vendors, and local authorities, has led to an excellent reputation that makes RedSky’s buildings highly sought-after and more valuable.


Benjamin Bernstein


Ben Bernstein is Co-founder and Principal of RedSky Capital and RedSky Management, and President of RedSky Capital. As President of RedSky Capital, Ben oversees all investments made by RedSky and the execution of the investment strategy from the corporate to property level.  Ben has over 10 years of experience and has led the acquisition, financing, repositioning and leasing of over $1.5 billion in real estate in both Brooklyn and South Florida. Ben has a BA in Government and Political Theory from Cornell University, is a member of the Cornell Real Estate Council and a member of the Associate Council of Prep for Prep.

Ben Stokes is Co-founder and Principal of RedSky Capital and President of RedSky Management. As President of RedSky Management, Ben oversees development/construction of all the properties and the day-to-day operations under the RedSky Management umbrella.  Ben has over 10 years of development and construction experience leading RedSky’s commercial and residential developments in both Brooklyn and South Florida ranging in size from 20,000 to 850,000 square feet. Ben has a BS in Applied Economics and Business Management from Cornell University.
